We charge £30.00 to make and serve an official party wall notice to your neighbours. This is accomplished via 1st class post. We also offer notice by visiting a clients property or home on request.
This service features a land registry search to ensure your neighbour’s identification and address. We also carry out a 10-day follow-up notice if required.
This also covers the provision of a form of consent plus a provision of explanatory notes where necessary.
Party Wall Surveyor, Schedule of Condition Prices
We charge £425.00* for setting up the Schedule of Condition.
This cost includes the taking of 150-550 photos of the adjoining home according to breaks in the property before work starts.
Additionally, it includes the examination of the neighbour’s house before work commences, and also information taken about the condition of the house.
The fee for a land registry lookup is all included. Three copies of the Schedule of Condition will be produced. One copy goes to you, the other to your neighbour and one we keep on our record.

Outcome number 1:

In this situation, it’s best practice to appoint a surveyor to inspect and create a schedule of condition. This is to avoid any unneeded disputes at a later phase. This needs to be done right before starting any construction works.
Outcome number 2:
The neighbour dissents or they do not respond within 14 days, which suggests it’s assumed that they have dissented.
In this case, both sides can appoint their own surveyor or even a common surveyor to issue a Party Wall Award.
The agreed surveyor must be impartial rather than exactly the same surveyor the property owner might be utilizing for their own works. Otherwise, their neighbour is unlikely to see the surveyor as neutral.
Outcome number 3:
